Profits and occupancy at Hawaii Hotels Increase in October

In comparison to October 2022, Hawaii hotels reported higher revenue per available room ( RevPAR ), average daily rate ( ADR), and occupancy.
Statewide ADR and RevPAR increased in October 2023 compared to pre-pandemic October 2019, but tenancy decreased.
In comparison to October 2022, the statewide RevPAR was$ 258 ( +5.2 % ), with ADR at$ 347 ( +2.0 % ) and an occupancy of 74.5 percent ( +2.3 percentage points ), according to the Hawaii Hotel Performance Report ( HTA ).
RevPAR increased by 27.3 percent from October 2019 due to higher ADR ( +35.9 % ), which offset lower occupancy (-5.0 percentage points ).
The largest and most thorough review of resort properties in the Hawaiian Islands was used to inform the study’s conclusions. The study included 156 properties for October 2023, representing 47, 786 areas, or 85.5 percentage of all lodging establishments in the Hawaiian Islands with 20 rooms or more, including those that provided full service, a minimal services option, and condo hotels. This review did not include timeshare or vacation rental properties.
In October 2023, total hotel room revenue for the entire state of Hawaii reached$ 447.8 million ( + 5.7 % vs. 2022, + 32.7 % against 2019 ). The number of room nights needed was 1.3 million ( +3.6 % vs. 2022, -2.4 % versus 2019 ), and there were 1.7 million rooms available ( + 0.4 %, + 4.2 %, 2019 ).
Luxury Class properties had an occupancy rate of 58.6 percent ( +3.7 percentage points vs. 2022,- 15.3 % percentage point difference ) and a RevPAR of$ 404 (-1.3 %, + 14.8 %, 2019 ). Middlescale &amp, Economy Class properties had a RevPAR of$ 174 ( +4.8 % vs. 2022, + 33.5 % versus 2019 ), an ADR of$ 241 ( +8.3 %; + 49.8 %; 2019 ); and occupancy of 72.3 percent (-2.5 percentage points; -8.8 percent; 2019 .)
The fire of August 8 continued to have an impact on Maui County’s hotels, but in October 2023, due to higher ADR, they also dominated the counties. Hotels in Maui County earned RevPAR of$ 336 (-2.5 % vs. 2022, + 30.5 ), ADR at$ 506 (-3.2 %; + 49.9 %; 2019 ), and occupancy of 66.5 percent ( +0.5 percentage points per year versus 2021, -9.9 percent per month ) over the same period. Wailea, a posh resort area in Maui, had an ADR of$ 708 (-14.8 % vs. 2022, + 41.6 % in 2019 ) and an occupancy of 62.6 percent ( +8.8 percentage points in 2020, and -25.9 percent in 2019, respectively ), with RevPAR of$ 443 (-0.9 % in 2021, plus 0.2 % in 2019.) The second step of the phased opening of West Maui apartments, which included from the Ritz-Carlton MauI Kapalua to Kahana Village, started on October 8, 2023. As a result, displaced Lahaina residents who had been affected by the fires, comfort workers, and visitors all stayed in hotels in the Kaanapali/Kahana area. RevPAR for the Lahaina, Kaanapali, and Kapalua regions was$ 303 (-7.4 % vs. 2022, + 41 % ), ADR was$ 458 (-2.1 % in comparison to 58.3 % in 2019 ), and occupancy was 66.1 percent (-3.8 % percentage points versus 2021, 7.9 % percentage point difference from 2019 ).
The RevPAR for Kauai hotels increased to$ 302 ( +5.6 % vs. 2022, + 64.9 % versus 2019 ), with ADR at$ 396 ( +8.3 %, plus 56.1 %, 2019 ) and occupancy at 76.4 percent (-1.9 percentage points, + 4.1 percentage point difference from 2019 ).
On the island of Hawaii, hotels reported RevPAR at$ 273 (-1.5 % vs. 2022, + 54.9 % versus 2019 ), ADR at$ 399 ( 6.6 % ), and occupancy at 68.5 percent (-5.8 percentage points, -5.6 percent points ), respectively. Hotels along the Kohala Coast earned RevPAR of$ 370 ( +3.0 % vs. 2022, + 57.7 % versus 2019 ), with ADR at$ 501 ( 5.4 %; + 56.3 %; 2019 ); and occupancy of 73.8 percent ( +6.1 percentage points per year ) + 0.7 % per month ( 2019 ).
In October, Oahu Hotels reported RevPAR of$ 214 ( +14,4 % vs. 2022, + 13.3 %, 2019 ), ADR at$ 271 ( + 6.7 %, + 18.8 % ,2019 ), and occupancy of 79.0 percent ( +5.4 percentage points, % ), -3.8 percentage point difference from 2019 ). Waikiki hotels earned RevPAR of$ 207 ( +14.8 % vs. 2022, + 9.6 % versus 2019 ), ADR of$ 261 ( +6.6 %, plus 15.0 % vars, 2019 ) and occupancy of 79.4 % ( +5.7 percentage points, -3.9 % % ), and 2019 respectively.
